What is a snagging list?

A snagging list is basically just a list of defects in a new build home or any new construction or renovation.In this article we will focus on the former. 

When is the best time to snag? 

It is always worth inspecting your new home for defects as the builders do make mistakes for a variety of different reasons. You should be able to find and get the minor defects remedied before you move in, so you should inspect your property as soon as it is build complete or 'practically' build complete.  This is usually ten working days before you move in and is when the builder 'serves notice'.  By getting the defect put right before you move in the  the inconvenience of remedial work after you move in will be minimized.  Although this is the best time, you can submit snagging lists any time in the first two years of your warranty, obviously wear and tear has to be taken into account.
 

What are snagging defects? 

Snagging defects are often things that will annoy you once you find them, but they might not be spotted by others. They include things like paint on light switches, scratched worktops, and poor plastering.   However, they can also be more serious defects that could affect your safety.  Although these are less common it is always worth calling in a professional snagging company if you are in any doubt.  

How long does it take to create a snag list? 

You should spend at least a couple of hours snagging an average three bedroom house.  The best way to approach this for inexperienced snaggers is to look at each part of the house in turn.   For example, first look at all the electrics in the house.  Have you got the correct number in the correct places? Are they at the correct height, level, operate the correct lights,  clean and free from paint and plaster?  You get the idea.

It is  always a good idea to bring a friend or another pair of eyes, as you  the homeowner will be distracted thinking about where to put your new furniture and what  the property will look like once all your  possessions have been  put in place.

What do you do with your snagging list?

Once you have created your snagging list you should type it up and send a copy to the builder's head office by recorded delivery.  It is very important to manage the whole process and keep meticulous records.  Any verbal promises made by site staff should be confirmed in writing and ideally you should ensure there is a witness with you whenever have site meetings.
