The NHBC – National House Building Council – is at the forefront of warranty provision in the United Kingdom, where over 80% of new houses are covered by a policy supplied by the NHBC.
With a policy from the NHBC – the private buyers’ policy is called ‘Buildmark’ – the homeowner receives certain guarantees.
The first of these is that the NHBC will guarantee the completion of a property should the builder fall by the wayside, up to a maximum payment of £100,000, or ten percent of the purchase price whichever is the least.
Defects that are not related to drying out – snagging defects – are required to be fixed in a reasonable time; if they are not, the builder and the homeowner can use a service provided by the NHBC to achieve resolution.
Structural defects are covered for ten years, this being a safeguard for the builder that also benefits the home owner.
NHBC has a staff of over 1000, among which are 350 trained building inspectors whose job it is to inspect and report on construction sites across the UK at every stage of the process.
The organisation also employs surveyors and engineers, and has a full quota of personnel trained in acting on claims and seeing to the customers every need. With offices as far apart as London and Edinburgh, and Belfast and Milton Keynes among others, NHBC is a nationally established body that is well placed to serve the country efficiently.
